After 15 years of experience has become Senior PMC / had privilege to guide almost 1,500 societies to their MC / RDC / SGBM.

Communication / Response time through mail only for safe record :- 1-2 liner - next day / 1-3 page matter - 3 days / 5-15 pages matter - 7 days.
Information / Presentation - 20% through talks with as many members / 80% through written material to all.
First meeting with senior person is free , second is chargeable. Free advise has no value.
How to know that there is hidden agenda / misuse of powers / corruption / unlawful acts / misdeeds / lack of transparency, etc. ? ( general )
If one thinks that others are for his service BUT he is king.
If the work plan is not set and informed / announced / circulated in advance.
General and practical cum social approach is sidelined in the name of govt. rule / norms.
Discussions and decisions are done orally with limited information to members.
Each and every information is not made available in writing within shortest period of its occurrence.
If one expects good returns / output / benefits without justifiable / proper work input.
What should be role and responsibility and qualification and knowledge of a PMC .
Qualified and engineer or Architect, Experinence minimum – 15 years.
Must have worked for 25 societies and must have completed at least 2 bldgs.
Must adequately know - Redevelopment guidelines / MCS acts 1960 / society bye laws / MOFA 1963 / MRTP ACT 1966 / Transfer of Property Act 1882 / tax matters & other property laws, Development Control Rules ( DCR ), National Building Code , other Rules & Regulations governing Developments & constructions must be considered for drafting tender terms & agreement terms by PMC.
Must have patience and working capacity to manage society issues.
Must be of higher integrity and socialistic views / approachable.
